Route 571 Development Corridor

The Route 571 corridor, anchored by the spacious McGraw-Hill office campus, features excellent corporate office sites and facilities. This part of East Windsor is just minutes away from U.S. Route 1 and Princeton via Route 571. It also enjoys easy and direct access to the New Jersey Turnpike as a result of a new four lane, limited access State highway, Route 133, completed in 1999.

The Route 571 corridor not only offers an exceptional location, but also significant cost advantages. Development costs are much lower than in the more congested Route 1 corridor and farther north along the N.J. Turnpike. In short, the Route 571 corridor is a compelling corporate facility location: easily accessible, in the Princeton area, yet with lower costs and less congestion.

Corporate facilities available in the Route 571 corridor include Windsor Corporate Office Park with 300,000 s.f. of Class A office space.  An additional 700,000 s.f. of office space is planned for the site.

New corporate development sites in the Route 571 corridor include the 100 acre Windsor Center office park, as well as several smaller sites.  The Windsor Center office park, along with other locations in the corridor, has easy access to the new Bypass which terminates at Route 571 opposite Windsor Center.

Several companies have recently acquired or leased space in the Route 571 corridor.  Shiseido America, Inc., a Japanese cosmetics firm, the world's fourth largest, purchased and renovated a former Carter-Wallace laboratory facility.  The company acquired 87 acres and has plans to expand their operation from the current 162,000 s.f. to up to 760,000 s.f. of space.  Other new firms in the corridor include Lavipharm, i-Stat, Blacklight Power, Coelacanth, and Evans East.

Exit 8 - Route 33 Corridor

East Windsor's Exit 8 - Route 33 corridor offers easy and direct access to the New Jersey Turnpike. Just east of the Turnpike, this corridor offers sites of varying sizes to meet corporate facility requirements, all within a mile of the Turnpike Interchange. The corridor also will have direct and easy access to the Princeton area and U.S. Route 1 via the Bypass (Route 133) and Route 571 and has good access via Route 33 to points east and the Route 9 business corridor.

Sites in this corridor are located off Wyckoffs Mills Road and Milford Road where the Conair Corporation has a large distribution facility recently approved as a Foreign Trade sub-zone. The area boasts several sites adjacent to the New Jersey Turnpike ranging in size from 25 to 150 acres, as well as smaller sites in the Twin Rivers industrial park.

Given this area's proximity to the New Jersey Turnpike, it is well suited for distribution facilities, manufacturers, and business service firms. Apparel, computer, food, furniture, and pharmaceutical firms will find this an attractive area for a distribution hub. Printers, publishers, manufacturers of glass containers, food processors, delivery and mail service firms will also find this location well suited for their needs.

 

Route 130 Corridor

Intersecting with the Route 571 corridor at its eastern end is U.S. Route 130, a major north-south federal highway in New Jersey. Several smaller office sites are also available along Route 130.

 

Service - Flexibility

East Windsor wants to make the site selection and development process as smooth as possible. That is why the Township Mayor and Council recently created the position of Business Ombudsman to guide and assist business through the regulatory process. "Business friendly" government in East Windsor means actually having a "friend" in local government. A "One Stop Permitting Process" is offered through the Business Ombudsman.

East Windsor also wants to accommodate your business plans. That means a willingness to be flexible in the development approval process.
