Certificate of Occupancy
A Certificate of Occupancy is from the Construction Department for the following work:
RESIDENTIAL CERTIFICATE OF OCCUPANCY:
- For new construction (homes, apartments, condominiums & townhomes) – After all required rough & final inspections have been scheduled, performed & approved, and prior to the owners taking occupancy.
- For new additions to a residential structure / unit where there is an addition to the existing building envelope and prior to the owners taking occupancy (adding a new room or garage).
- For a reconstruction of a residential structure / unit – any project where the extent and the nature of the work is such that the work area cannot be occupied while the work is in progress and where a new certificate of occupancy is required before the work area can be occupied. Examples are: reconstruction due to fire damage, storm damage, vehicular damage, etc.
COMMERCIAL & INDUSTRIAL CERTIFICATE OF OCCUPANCY:
- For new construction after all required rough & final inspections have been scheduled, performed & approved, and prior to the owners taking occupancy.
- For new additions to commercial / industrial structures where there is a new addition to the existing building envelope and prior to the owners taking occupancy.
- For a reconstruction of a commercial / industrial space - any project where the extent of the work area cannot be occupied while the work is in progress and where a new certificate of occupancy is required before the work area can be occupied. Example: An altered space for a new use within that area. (New office space, lunch room, storage area).
- New tenant fit-up in an existing space.
- A change of use and a new occupancy load requirement for existing commercial / industrial occupancies.
